If you already own property on the Outer Banks or are contemplating getting your hands on some, it is a good idea to be aware of what properties are selling, and what they are selling for. A neighbor might think they know what another property sold for, but more often than not, it is mostly hearsay.

To help you stay accurately informed, we are compiling the sold statistics for all the different areas on the Outer Banks. You will find lots of statistics available all over the web but if you know what to look for you will see that most of them are fairly inaccurate.

In order to provide the most concise and accurate data, we have taken the following steps.

Time Shares and Co-Ownership sales are eliminated from the data pull. What someone was willing to pay for a timeshare week in February does not have any bearing on how much a house is worth.
Condos/Town Houses are not houses. So, they are separated into their own categories.
The data is broken down by geographical area. The Outer Banks MLS includes close to 100 miles of beachfront plus 13 outlying counties. Not 2 areas are alike. What is happening in Corolla has no bearing on sales in Hatteras. What is happening on the Nags Head oceanfront has no bearing on what is happening on the Nags Head soundfront.
The data provided here is pulled from the most reliable and accurate source available. The Outer Banks Association of Realtors MLS.

Hopefully, by segregating the data by geography and property type you will be able to get a better picture of the area's sales history and how it relates to your property.
